Quality house and land packages. "Turn key" with all the necessary inclusions and a fixed price HIA "peace of mind" contract including all site costs. 2 different levels of inclusions are available with a range of floor plans. Located in areas both north and south of Brisbane from Caboolture in the north to Coomera in the south.   Priced from $391,000 to $504,500.

These are house and land packages. Specific blocks have been selected in areas such as Caboolture, Morayfield (one of Australias fastest growing suburbs with a Residex prediction on 12% p.a. growth over the next 5 years), Gatton and Coomera (areas we expect to see solid capital growth). The land price varies from one area to the next so the prices will vary from around $390,000 up to $510,000.

The process is that you receive contracts for the land and a separate house contract. Once the land settles the builder starts construction and payments are made in stages like when the slab is laid, roof on etc. There are specific bank loans that cater for this process and make it quite easy for the owner to fund and we would strongly recommend that you arrange finance that way.

While actual construction times may be as short as 12-14 weeks the whole process through land settlement and construction to handover will generally take from 6-9 months.

One of the advantages of buying a house and land package is that you will only pay stamp duty on the land settlement, nothing is paid on the house. A saving of several thousand dollars. Also in the past we have seen several instances of solid capital growth just in the time it takes to settle the land and complete the house (unfortunately we still don't have that crystal ball working though)

These "turn key" investor focused packages include window locks, vertical blinds, ceiling fans in all bedrooms etc. It also covers all the little things like letterbox and TV antenna that in many other cases you would have to add yourself later. Two specifications are possible  The Caprice upgrade includes feature like an exposed aggregate drive way (upgrade from concrete) , a featured portico to entrance, 2.5hp reverse cycle split system AC, stainless steel dishwasher, upgraded ceramic hotplates, coloured feature walls, security screens to all windows and sliding doors, exposed aggregatate patio with metal roof. As investors ourselves we would recommend this package as tenants these days are looking for dishwashers, air conditioning etc and this should be reflected in the rent return.
