Higher rents predicted as property investment lending falls

November 21st, 2008

People renting houses can expect to pay increasing rents during the coming financial year due to a significant drop in lending for property investment according to Paul Bennion, Managing Director of tax depreciation specialists DEPPRO. Mr Bennion said that the latest ABS figures showed that lending for investment housing in Australia fell by nearly $5.0 billion or 23% to $16.2 billion during the September 2008 quarter compared to the September quarter 2007. “This major fall in property investment means that there will be fewer rental properties moving forward at a time when there is already a shortage of rental properties in many parts of Australia,” Mr Bennion said.

Over the past year, average weekly rents in many capital cities have increased by more than 10% and this trend is likely to continue due to this decline in property investment. “Investment in property has declined due to the growing economic uncertainty being caused by the global financial crisis. However, the good news for existing property investors is that they should receive rising rents while at the same time mortgage repayments will decline due to falling interest rates.”

Nick Lockhart’s DEBT Series; Part 6 "Productive Debt"

November 14th, 2008

Over the past two weeks of this series, I have focused on offering a fuller understanding of a very misunderstood four-letter word. This four-letter word… DEBT, can engender quite negative emotions in us all.

‘English is a crazy language’… say many with a native language other than English. Let’s look at another four-letter English word… LOVE. In English we have just the one word, love, but the Greek language, which has had a huge influence on English has four words… all translated love!

DISPEL CONFUSION: FREE web seminar @ mrd

November 14th, 2008

On the evening  of Wednesday 5th November I hosted our 1st ever mrd Web Seminar: “What In The World Is Going On With Property”. The event was a huge success. Two nights ago I hosted this same event again. Such was the enthusiasm that we upgraded our virtual room from 25 to host 50 people. Registrations continued to pour in, so much so, that we ended up unable to accommodate 20 people! BECAUSE of popularity of this complimentary even, I have decided to host it again this coming Wednesday evening; 19th November.

That means that aside from those 20 who missed out last time, we can accommodate another 30 people; actually 27 now as 3 of those spots have already been taken up.

At The Conclusion Of This Event You Will Understand

  • The current state of the Australian property market
  • Which way property rents & values are likely to head, when… and why?
  • What impact the current economic global slowdown will have on the value of your home and your investments

Nothing good is produced by confusion! So when it comes to you successfully navigating your way forward; in these more turbulent times… DON’T BE CONFUSED; it is a sure recipe for disaster!!!

FEEDBACK From the First Two mrd Web Seminars

November 14th, 2008
  1. It is very refreshing to hear some opinions (based upon facts) about Australia’s and indeed the world’s economic position with regard to property investing. All the facts for FREE from the comfort of my own armchair!
  2. Nick, tonight’s web seminar was fantastic. You are such a wealth of knowledge. Catch up soon, Brigitte
  3. Hello Nick, Hello Rod
I would like to thank you once more for the webinar. I had really benefited from it, because it was very informative and interesting and very much in time. Especially I have liked the topic about property and rental prices increasing and decreasing cycle in current financial market conditions.
For me personally it is very convenient to participate in virtual seminar, because I am very busy at work and unable to visit Nick’s seminars in different Australian cities.
    Thanks for the good job!
    The best wishes
    Ludmila

Your Age; Guessed By Eating Out

November 14th, 2008

Have a calculator handy; or you can use your head.

Here is a clever way to determine a person’s age. Try this out on yourself, after which you can use it to determine anybody’s ago (for the remainder of 2008 anyway).

This will only take a minute…

Complimentary Invitation - Webinar Tomorrow Night

November 11th, 2008

Last Wednesday evening I hosted our 1st ever mrd Web Seminar. The subject was “What In The World Is Going On With Property”. After the few usual technical hitches that seem to come with technology, the event was a huge success.

Those who participated offered encouraging feedback and commented that they thought the information given had been personally beneficial and insightful.

Tomorrow night (Wednesday 12th) I am hosting the 2nd of these two events… and I invite you to participate. I would love the opportunity to clear the air with regards to:

- The current state of the property market

- Which way property rents & values are likely to head; and when

- How will property be affected by the current economic global slowdown
